For owners and rental agents

One shared site for the resort's rental villas, without travel-site guest fees. You keep your own rates, guests and booking pages; the site sends guests straight to you.

What you keep: online travel site vs direct

For one stay at your villa. Online travel sites take 12% of rent plus fees on bookings made from October 29, 2026 (annual-subscription hosts at renewal). Their guest fee is shown at the average of two live checkouts here (about 12.35% of the host's share).

Hawaii taxes 18.712% (State TAT 11%, State tax GET 4.712% incl. 0.5% Oahu, County TAT 3%). Card processing about 3% of the amount charged. Before membership dues and marketing costs. An estimate for planning, not a quote.

Fair to every owner

Every member villa gets the same listing, the same photo space and the same buttons, and the order of villas is reshuffled at random each time a guest loads the page. Nobody buys the top spot, and no villa is buried at the bottom.

What it takes for a villa to go live

  • Membership in Beach Villas Rental Owners Corporation (Owners Group), in good standing (membership fee paid).
  • Strict standards that protect the integrity of every member; the Board (3 rental-agent brokers once three or more brokerages are members, 3 owners who are not rental agents — self-managed or rental-agent clients — and 1 housekeeping company, all elected by the membership) enforces them.
  • Hawaii TAT number, TMK and an on-island agent shown on the listing.
  • A calendar feed (your online travel site’s iCal export link) so guests see open dates.
  • Rental agents may enroll some or all of their villas; each enrolled villa needs its owner's proxy.
  • The Resort Collection standard, where the service is not already available or provided by the Association of Apartment Owners or its staff, and where it is needed: professional housekeeping, personal arrival and greeting with luggage help, pre-registration, in-villa inclusions and a welcome gift, grocery stocking on request, parking for one car at no cost, no added credit card fees or website charges, and a registered on-island agent available 24 hours a day who can resolve issues on your behalf. Electrostatic sanitizing is available on request.
  • Your Association voting proxy assigned to the decisions of the Owners Group's Board through a Proxy Commitment (given meeting by meeting, as Hawaii law requires).
  • The direct-booking promise: no price you advertise for an enrolled villa on any travel site is lower than its direct booking price. You set your own rates.
